Community #1: The Timberley

Repositioning an Existing Asset Through Design and Operations

Paradigm identified overlooked value in a vacant, bank-owned senior living asset and brought together integrated expertise in acquisition, development, design, and operations to reposition it for an emerging North Atlanta market. The transformation expanded the community from 39 to 61 units with minimal new construction, introduced a differentiated memory care household model, and welcomed 53 residents within the first 90 days after opening.

Community #2: Roselani Place

Operational Resilience in a Challenging Environment

Paradigm has served as Roselani Place’s long-term operating partner for 24 years, guiding the Maui community through island fires, hurricane-driven storm damage, and multiple public health emergencies. Our team coordinated financially sustainable repairs, protected residents’ housing and continuity of care throughout, and negotiated resident-favorable terms with insurers, all while keeping families and the broader community informed. The result speaks to what long-term partnership means when circumstances become extraordinarily difficult: zero residents lost to the process.

Community #3: Woodhaven Village

Accelerating Occupancy and Market Position

Paradigm brought operating expertise upstream, joining the Woodhaven Village project before construction to evaluate feasibility and shape the community alongside the developer, architect, and design team. That early involvement paid off at opening: The community pre-leased 43% of its apartments ahead of move-in, reached approximately 91% occupancy within 13 months, and averaged nearly 11 move-ins a month, delivering roughly eight months of operating-deficit savings and a multimillion-dollar lift in value by the time of sale.
